discussion during the meeting last month due to traffic concerns.<span

said if a traffic study was done, it should be for all the lots.<span

contained a provision that allowed the Planning Board to use discretion reg=

suggested asking NRPC what a study would cost to review both ends of Sherbu=

the Board, which had not been revised since the previous meeting.<span

culvert crossing/size and the cul-de-sac which had also been discussed at t=
he
previous meeting.<span style=3D'mso-spacerun:yes'>&nbsp; </span>He said the=
y had
increased the culvert crossing size from 4x12 to now be 5x12 and had added a
36-inch pipe culvert to handle a little of the stream.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>He noted that the stream was
approximately 7-feet wide and with the added 2.5-feet on each side, animals
would be able to cross.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Mr.
Gospodarek said the original cul-de-sac was proposed to be paved, with no
island in the middle; there had been discussion regarding the amount of
impervious surface and flow that would be discharged into the wetland.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>He said the cul-de-sac radius call=
ed for
in the regulations would increase the impervious area by 1200-feet; however
they would be happy to design the cul-de-sac with either the paved center, =
or
green space middle.<span style=3D'mso-spacerun:yes'>&nbsp; </span>He said h=
e spoke
with Dave Jordan of TFMoran who didn&#8217;t have a problem with a conditio=
nal
approval with the remaining engineering items.<span

sion
regarding the mitigation of the flood plain.</p>

with tunnel crossings.<span style=3D'mso-spacerun:yes'>&nbsp; </span>He sai=
d the
proposed plan showed a shelf that appeared to be sufficient and met the DOT
criteria.<span style=3D'mso-spacerun:yes'>&nbsp; </span>He discussed the de=
sign
(rip-rap rock with soil laid over the top) which the animals could cross
without trouble.<span style=3D'mso-spacerun:yes'>&nbsp; </span></p>

<p class=3DMsoNormal style=3D'text-align:justify'>Mr. McNamara recalled tha=
t Craig
Wood (Louis-Berger Group) suggested that a higher culvert may be better.<sp=

style=3D'mso-spacerun:yes'>&nbsp; </span>He asked if the plan increased the
height of the culvert.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Mr.
Gospodarek said the culvert was raised one foot.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Mr. Gove said it was difficult to =
get
small animals to go through the tunnels (which always had problems with
light).<span style=3D'mso-spacerun:yes'>&nbsp; </span>He said the height al=
lowed
for more light in the tunnel.<span style=3D'mso-spacerun:yes'>&nbsp; </span=

ing to
comply with the open center and that they could take the cul-de-sac and mov=
e it

for his request was to keep the symmetry with the road directly across the

the Board took a stand when the regulation was created and would like to ad=

responsible for cutting the grass in the center.<span

was
different, but it would be the Town or the neighbors that would be responsi=

ion in
his neighborhood where grass wasn&#8217;t being cut; he didn&#8217;t want to

&#8211; Mr. Gospodarek answered no; he said the original plan set showed a
shared driveway for the first two homes which was pulled from the egress

veway
being site specific away from the WCD because of the proximity to the
mitigation area &#8211; Mr. Gospodarek showed the mitigation area which was

</span>Mr. Yarmo questioned if the original plan showed two separate drivew=
ays

ten feet (10ft.) of fill that still had a &#8216;cliff&#8217; straight down=

understood that Mr. Scanzani wasn&#8217;t saying he had issue with the
disturbance, but that there was a danger/safety issue along the backside of=

 fifty
foot (50ft.) drop-off and the houses from the back of the lot were
approximately one hundred twenty feet (120ft) further.<span

approximately one hundred fifty feet (150ft.) in the air, with no back yard=
, on
soil, on a steep slope that had been filled (with ledge underneath).<span

 an
example of some tremendous fills and believed the building department had s=
een

existing contours were approximately 25%-30%; the test pits were done in the
natural soils (which is why the septic subdivision was approved).<span

stipulation could be added that the slope is loamed, seeded and growing pri=

to building and occupancy permits being issued.<span

the dry season) and not disturbing soils (which were mainly poorly drained)=

</span>He said if the area was to be converted to upland (soil with grass)
would require a soil disturbance and permit with the NH Wetland Bureau.<span

had dealing with sight distance, the Wetland Bureau was unlikely to grant a
permit for the purposes of cutting to maintain sight distance.<span

were areas of vegetation &#8211; it was proposed not to disturb the areas t=

had grown and to introduce a new seed mix (slope is 3-1 and in an area with
existing trees 2-1); 3) bring in loam where the barn was formally located,
discussing the type of seed mix with Gove Environmental; 4) introduce 70ft =
of
wood guardrail at the end of the parking lot built to conform with the radi=
us;
5) loam between the edge of the driveway and the rip rap swale on the north=
 end

aid if
the Board approved the plan, the items would be completed within two

restored and the purpose of getting Gove Environmental involved was to do a
planting plan to restore the buffer that had been removed.<span

discussed for depositing the snow was the buffer area.<span

reviewed given the fact that it was located on Route 38.<span

in-ground sprinklers, pet fencing and in-ground pool.<span

easement was ill-conceived based on what he had noted; no known official or
conservation easement exists for the easement and there is no discussion no=

in the Town meeting minutes for the subdivision.<span

subdivision had fifteen foot (15ft) conservation easements on property
