Pelham ZBA Site Walk for Case#2430= –

The Pelham Zoning Board of Adjustment held a public meeting this morning to con= duct a site walk of the property referenced in case #2430, this to help us better understand the impact of the proposed use of the property.Upon assembly in = the parking lot it became clear that weather conditions would dictate that the = meeting be conducted as quickly as possible – sub-freezing temperatures, and = high wind made the conditions very difficult.

At 8:35 a.m. the site walk commenced.

The perimeter was walked by the group with discussion taking place along the way – the topics of discussion included, but was not limited to:

1. = &nb= sp; The proposed parking lot, and the need for porous or non-porous pavers=

2. = &nb= sp; The intent = to fill some areas at the back of the property to achieve a a uniform grade for the parking lot

3. = &nb= sp; The foundat= ion for the proposed building, which will be a full foundation

4. = &nb= sp; The require= ments for exterior lighting and signage

5. = &nb= sp; The proximi= ty of the property to the adjacent wetlands

6. = &nb= sp; The proposed location of the gas station apparatus, and the canopy which would be erected above.

7. = &nb= sp; Gasoline st= orage safety, especially as it relates to ground water and the aquifer located beneath the site

Upon returning to our starting point in the front of the property the group agre= ed that further discussion would best be done indoors during the next regular session of the ZBA, in February. The meeting concluded at approximately 8:55 a.m.
